Practical houses

Asbestos in post-war stock
Moss Vale's fibro and 1960s–80s houses are the stock where asbestos cement sheeting is most likely — in wall linings behind bathroom tiles, as floor underlay, in eaves and in external cladding.
It cannot be identified by eye. Where the house or its last renovation is from before about 1990, a sample goes to a lab before the price is finalised. If it is positive, a separately licensed asbestos removalist removes it with an air clearance before the renovation crew continues. The cost appears as its own line.
What gives the best value
A walk-in shower instead of a bath-over-shower. If nobody in the household needs a bath, this is the most effective single change. The room is easier to clean, easier to step into, and feels larger.
Level entry. For households intending to stay put, a shower without a hob or step is safer now and much safer later.
Grab-rail blocking. Timber noggings in the wall behind the shower and toilet cost almost nothing at rough-in and let grab rails be fitted properly at any time in future.
Heat and ventilation. A heated towel rail on a timer and a properly ducted exhaust fan make more difference to comfort than any tile choice.
Sensible selections. A mid-range porcelain in a standard size, a good off-the-shelf wall-hung vanity and reliable tapware keep the total down without shortening the life of the room.
What not to economise on
Waterproofing, framing and subfloor repairs, and ventilation. Those are the parts that decide whether the bathroom lasts twenty-five years or needs doing again in eight. A cheaper quote almost always saves money in one of those three places.
