What to tell us
- Your town — Bowral, Burradoo, Mittagong, Moss Vale, Bundanoon, Berrima, Exeter, Robertson or elsewhere in the Highlands.
- What the room is — main bathroom, ensuite, powder room, laundry, or a new ensuite where there is none.
- Roughly how big. "About 2.4 by 2.8 metres" is enough to place it in a band.
- Roughly when the house was built, and when the bathroom was last done. This is the asbestos question.
- Timber floor or slab, if you know. And whether you can get under the house.
- Town water and sewer, or tank and septic.
- Whether you live there full time, or visit on weekends.
- Photos. A few pictures of the existing room, and of the subfloor if you can get a torch under there, are worth several paragraphs.
Why we insist on measuring
A phone estimate for a Highlands bathroom is close to worthless. The things that move the price most — subfloor condition, linings, services and layout — cannot be judged down a phone line.
Anyone giving a firm number without visiting is either guessing or planning to vary it later.
What happens next
- A measure, weekdays or weekends.
- Asbestos testing where the house age warrants it, before the price is final.
- A written, itemised quote with fittings named, tile allowance stated and any repair allowance shown.
- Selections locked and materials on site before a start date is booked.
- A program in working days, with photographs at each stage if you are not on site.
